Throughout the history of our firm we have kept our projects within budget and without any substantial change orders or extras. At each stage of our basic service, code requirements are re-checked with the city and each document is back-checked to all the others. Our extensive library and consultant files allow for providing specifications as required for each project. All our projects are considered custom and information not required is not added to our construction documents.

Our firm’s approach to quality design is always to integrate all aspects of the program, from the nature of the site down to the function of the lighting system. Our holistic approach and total attention to each project acts as insurance towards our goals. Our Principal, James Heimler, is involved with earth friendly building materials and is on the Board of the Los Angeles Eco-City Conference. His process of involving the client, communities, users and government agencies in the initial stages of design have kept revisions and changes to an extreme minimum. Design and value architecture with directed imagination have produced designs appreciated for their lasting functional and design qualities. Our buildings maximize the use of natural light and the functions of each space.

Many of our projects begin with a review of a master plan verifying the client’s program in relation to their wants and needs. This includes site, community and budget constraints. Then we design and develop a set of plans for review and approval by all controlling government agencies. We then obtain bids and/or short-list one General Contractor to estimate the project from our schematic designs. Bid allowances are given to specified items and the short-listing General Contractor gets the job as long as they stay within a given percentage of their original bid. Specifications and interior design issues are then defined at the start of construction when real costs are known. This way budgets can be controlled through the finished specifications. The quality and long-term maintenance costs must always be considered in these decisions. Each project must be staffed with “Teaming” concepts in mind and by crossing all the “T’s’” and doting all of the “I’s”.
